Review of the "Good Practice Tour Rossau - Commercial Architecture"

Architecture, and in particular commercial architecture, moves in the field of tension between spatial, urban planning, financial and functional requirements and has been expanded to include the perspective of sustainability, particularly in recent years. The Rossau district management event "Good Practice Tour Rossau - Commercial Architecture" made it possible to view three outstanding projects that have been completed in recent years - Leonhard Lang GmbH's Plant 2.1, the extension of the office wing at Edeltechnik Kluckner and the new construction of the City of Innsbruck's road construction yard. The keynote speeches during the guided tours dealt with the special features of the buildings as well as the path from planning to realization.



New building - Plant 2.1 of Leonhard Lang GmbH
In order to be prepared for the requirements of the future, Leonhard Lang decided to build a new building: a naturally ventilated parking deck with infrastructure for bicycle mobility (showers, changing rooms as well as loading and parking facilities), high-bay warehouses, areas for several production lines, open spaces on various levels and meeting and office rooms on the top floor outline the space available in the newly built Plant 2.1 at the Rossau site, which was designed by the Zöhrer architectural firm. Concrete core activation and groundwater use provide energy-efficient heating and cooling, while the new building features modern and sustainable building technology, supplemented by external shading and photovoltaics on the roof and façade. In addition, the roof was greened and not only has an insect hotel, but also provides a home for bats.
Extension - Edeltechnik Kluckner
A few years ago, Edeltechnik Kluckner expanded the space available at its Rossau site by adding an office wing in lightweight timber construction. This was built on top of the existing building and designed by architects Fügenschuh Hrdlovic. The company's location is a testament to the company's passion for the materials it works with. Steel, stainless steel and glass were combined with wood and supplemented with modern building technology, such as heating and cooling via the floor and ceiling. The newly constructed office wing impresses with a feel-good atmosphere that invites you to linger. The company's signature is recognizable in every corner: from the staircase and shading elements on the terrace to the black steel elements on the ceiling.
New building - road construction yard of the city of Innsbruck
The city of Innsbruck and IIG centralized the road construction yard at the Rossau site, freeing up space in other parts of the city of Innsbruck. A major focus was placed on the quality of the space. Common areas and recreational areas both indoors and outdoors were skillfully implemented in this project. An inner courtyard on the 2nd floor not only created a sheltered outdoor area, but also optimal lighting for the rooms on the upper floor. In this case, the path to the realized project led through an architectural competition - the design by the architectural firm dreiplus Architekten was implemented.



Keynote
On this evening, Christina Krimbacher, planning master builder, traced the path from the Green Deal to the current status quo in the real estate sector and introduced us to the world of sustainable building certifications. Saving CO2 in the building sector through improved insulation, the use of new technologies for heating and cooling, heat recovery or the installation of photovoltaic systems, among other things, is the part of the construction industry that is already well aligned with the requirements of sustainable construction. The issue of resource scarcity and, as a result, the circular economy still poses major challenges for those involved. Be it new EU recycling regulations or the need for legal adjustments to enable the reuse of building components. The commitment of building owners to sustainable construction is already being rewarded by banks with lower interest rates on loans and supported by politicians with funding programs. The potentially positive effect on ongoing operating costs, the climate resilience of the building or the increase in attractiveness for future users and employees are further important aspects when planning the renovation, conversion or new construction of real estate.
What will we take away?
An evening that provides insights into the industrial estate of tomorrow. Three projects and three very different approaches that implement sustainable construction and quality of life in the business park. each clever and innovative measure contributes to the big picture.
